Here, we are interested on https://www.pandaweb.ro/niva/ theme but you have mentioned 100 page speed score for this and we have checked on page speed insight its ranking is 26 on mobile and 78 on desktop. and we want a good theme on which page speed score is 100 on google page speed insight.
the demos on here are not a true reflection of a themes speed as they will be showcasing a huge array of features and functionality at the same time which no real life website would be doing
once you have a theme you have to invest time in optimising content, assets, scripts, stripping out unnecessary stuff
even then your ranking is an ongoing process which will need effort
And I must add - several weeks ago (maybe months), the other website for testing web speed / optimization has changed algorithm for testing and for example on old one, all my WordPress themes where AA score (90%+). Now, with new one, for the structure I am getting still 90%+ but for “Performance” part (that has to do with my Hosting/Server speed/configuration) I am getting 60-80%. And I am not using cheap host (middle range) + I have cdn.

We are being overcautious because we burnt our hands recently on similar claims and now we have a site with a mobile score of 8 . Is there a way we can try your theme with demo data on our hosting to see if we can get an 80+ mobile score to proceed with development on this ?

We are just forum users - the theme belongs to the author https://themeforest.net/user/sweet-themes who you would need to ask but it is unlikely that this is an option.
For what it’s worth theme loads very very fast for us (London), and if you are using decent VPS and still seeing such low speeds, then that sounds like there are other issues at play, beyond just the theme
