Want to activate themebuilder - and use on my Email Newsletter Template

Hi there, I am struggling to use the Moka - Responsive Email Newsletter Template I have purchased. I want to use themebuilder because I don’t have HTML skills, but this option is disabled only a demo version of themebuilder is available and hat won’t let me save and export the newsletter! When I login I am taken to a different area. This is soooo frustrating because I am on a deadline!
