Selling websites with theme forest themes

Hello,
I have a question, if I buy a single license of a wordpress theme and a friend asks me to edit/build their website, and I use this theme on his website and I charge him for example €500,00, would this be allowed?
So he uses the theme on his website, I bought the theme and implanted it on his website and charged him for it. (regular license)

Yes as long as you don’t use it anywhere else.

Also he will never be able to access downloads or updates directly as these would be only accessible to the purchase account.
