Clear, well-defined beginning --> consistent flow with dynamic/harmonic variation --> clear, well-defined ending --> buy Ferrari.

Agree with structure of overtsounds, also i add that you should to write track in which each section should have maximum differences from each other, so for the buyer there will be more freedom of choice for use under video.
in my opinion here is very good examples
And also important that you should interest the buyer with your work from the first seconds.
