I’m confused why is it like that? And some seller doesn’t mention it. A lot of confusion

Depends on the item but mostly this is mentioned in item description as Envato doesn’t allow authors to redistribute assets that they don’t own copyright for

The vast majority will not have them included

Envato instruction to authors is to use placeholders unless they own the original image which is not the case in most themes.

There should be NO CONFUSION at all. Quite simply demo images are not ever included in any downloads. This is normally mentioned by most sellers, but for clarity:

Assets that are used for demonstration purposes only are referred to as assets in item preview and should not be included in the item download. Hence the reason why you will get PLACEHOLDER IMAGES showing, not the demo images you see on the example theme or template.
