A few months ago, I developed a simple real estate software based on CodeIgniter 3. It has many features, but due to the pandemic, I am focused on other projects based on home automation.
I want to ask this great community (this is my first post) first, if possible sell my item once, including the full source code instead of sell by license product.

No this is not possible
You need to sell the whole item including source code but there is no option to cap the volume of buyers
It’s not possible to sell it here. However if you have any client or if you are in touch with any company who is interested in having that software then you may easily sell out the complete source code and features of this application to anyone in the world
