I want to download a theme for my sub domain wordpress site but I dont want to use the whole theme. Just front page
Im essentially wanting to use the theme because I think it looks great but I dont need all the other parts. Is that hard to customize?

It’s not hard to be selective about what pages/features etc. (the full theme still needs to be installed) you use but I would suggest first seeing if what you want to do can be achieved using the theme used on the root domain as introducing new themes for the purpose of basically one page is going to bloat your setup and inevitably cause inconsistency in terms of appearance etc
without installing the full theme theme functionality will not work. So, you have to install the theme and just you can setup the front page. In short you will not be able to use parts of the theme for front page and another one theme for inner pages. because each theme their own features and functionality and you are not allowed to install more than one theme at a time for your website.
